Industrial rent inside the municipal limits is among the highest in India, which is why most food processors site in the MMR belt — Bhiwandi, Taloja, Ambernath or Vasai — and keep only sales and distribution in the city. Siting a Peanut Butter
Plant in Mumbai

Space, not demand, is the binding constraint here. Where you site the plant drives the economics more than any machine decision.

The MMR Industrial Belt

Bhiwandi, Taloja, Ambernath, Vasai and the Navi Mumbai TTC belt carry most of the region’s food processing. Developed plots, three-phase supply and warehousing are all established, at a fraction of city rent.

Export-Oriented Siting

If export through JNPT is part of the plan, siting in Navi Mumbai or Taloja cuts container drayage substantially. That saving is real but only matters at volume — do not let it drive a first-plant decision.

Space You Will Need

A 100–150 kg/day line needs roughly 800–1,200 sq ft including storage, processing and packing. A 500 kg/day line needs 2,500–4,000 sq ft. Budget separately for a dry, ventilated raw material store — FSSAI inspection will look for it.

Mumbai’s advantage is proximity. Saurashtra groundnut — Rajkot, Junagadh, Gondal and Jamnagar — is within a day’s road haul, and Maharashtra’s own crop from Vidarbha and Marathwada adds a second option.

  • Short haul means stable moisture. A one-day inbound leg does far less to kernel moisture than a three-day one, which directly reduces how often you re-profile roasting.
  • Buy direct from Saurashtra processors rather than through the Mumbai trade where volume justifies it — grade and moisture consistency improve noticeably.
  • Aflatoxin management starts at intake. Do not delete the sorting table and vibratory sieve to save on the machine list — rejecting kernels at intake is far cheaper than a failed FSSAI test on finished stock.
  • Road transit from our Rajkot works is 600–700 km, typically one to two days once dispatched.

Licences for a Mumbai Unit

  • FSSAI manufacturing licence — State licence for most units; Central licence above the turnover threshold or if you plan to export through JNPT.
  • GST and Udyam (MSME) registration — the latter unlocks most subsidy and priority-lending schemes.
  • MPCB consent to establish and consent to operate from the Maharashtra Pollution Control Board.
  • Factory or trade licence from the local municipal or MIDC authority, plus fire NOC depending on built-up area.
  • Legal Metrology packer registration if you sell pre-packaged retail — it governs how your label declares net quantity.
